I would like to take this opportunity to introduce Gill Group. With over 100 years of combined experience in the industry, we have become well-versed in a multitude of appraisal and market research services. With our large number of appraisers and our even larger number of supports staff, we have the capacity to complete more reports of better quality in a more timely fashion than other firms. Gill Group completes hundreds of commercial appraisals each year. The types of appraisals we offer include, but are not limited to, United States Post Offices, Government Buildings, Malls, Strip Malls, Golf Courses, Marinas, Restaurants, Warehouses, Convenience Stores, Car Dealerships, Heavy and Light Industrial Facilities, Apartments, Assisted Living Facilities, Nursing Homes, Office and Mixed-Use Properties.

Aside from the general commercial reports we complete, we have extensive experience in federal government valuation. Some of the reports we have completed for a variety of different programs include Mark-to-Market Full and Lite Appraisals, Fannie Mae and Freddie Mac Appraisals, Multifamily Accelerated Processing (M.A.P.) Appraisals and Market Studies, M.A.P. Appraisal and Market Study Quality Control Reviews, Desk Reviews, Property Condition Assessments (PCAs), Project Capital Needs Assessments (PCNAs) and Phase I Environmental Assessments. We are well-versed in the affordable housing field and have an enormous amount of experience with nearly all USDA/RD, FHA, LIHTC, Section 8 and the many other Affordable Housing programs.

Today, Gill Group is the largest provider of compliance reviews for State Housing Agencies and Contract Administrators for State Housing Agencies in eleven states. These states are Oregon, North Carolina, South Carolina, Hawaii, Indiana, Utah, Nebraska, Washington, New Mexico, Kansas and Louisiana.  Six of these states have designated Gill Group as the sole provider for these reviews.

In addition, we are a contract reviewer for the Quality Control program concerning closed MAP loans.  We have reviewed pre-app (when applicable) and firm appraisals and market studies (also when applicable) on 221(d) 4, 232/223(f), 232 and 223(f) loans as part of the third party review process.  These are substantive reviews to ensure that the lender’s third party appraisers have met minimum MAP and USPAP guidelines as well as making recommendations to the lenders and their appraisers to help improve the quality of future third party reports.  All MAP lenders are required to go through this process in order to continue making MAP loans as per the latest MAP QC guidelines.
